Selling a Property

The key to a successful sale is preparation.  Not just of the bricks and mortar and the packing of boxes, but also the paperwork that goes with it.

If you have had any work done to your property – such as new windows, an extension, a conservatory – then you will need to provide the documents that go with that work; planning permissions, building regulation approvals, electrical or gas installation certificates.  It is never too early to gather your information and make sure everything is in order, then your Solicitor can provide a comprehensive pack to your buyer’s Solicitor at the outset rather than holding up the process after realising that something is missing.

If your property is leasehold, then your landlord or management company will need to provide a pre-assignment pack and again this should be done at an early stage.

You will also need to think about what you are leaving – usually items such as carpets and curtains plus what you are taking. 

Amongst other things, we will ask you to fill in a property information form and it is most important that you answer the questions accurately – no guessing! – as your buyer will be entitled to rely on the information you give.

If you have a mortgage then we shall need your account number.  If you have changed your name since buying your property for example by getting married then we shall need evidence of this, such as your marriage certificate.
