Property Department Overview

You and Your Home

For over 50 years, we have provided a wide range of services and specialist advice to the home owner.

Amongst the services we provide are:

  • Buying and Selling Your Home
  • Mortgages (and independent financial advice about the wide range of schemes offered)
  • Tenancy Agreements and Leases
  • Tax matters relating to your home.

The Directror in charge of our Private Client work is Jane Matthewman who also heads the residential conveyancing team. She is assisted by Marion Denning (in Stafford) and Jane Macdonald (in Burslem), both of whom are highly experienced Conveyancing Assistants.

Very many people can be involved when you move home. At the centre of it all is the solicitor - organising information from Bank Managers, Building Societies and Local Authorities; from your buyer and the person you are buying from. The solicitor's role is crucial; to ensure that the sale or purchase of your home is managed efficiently and professionally, and to provide you with a full, truly independent service.

Estate Agents
If you are selling you house you will probably wish to use an Estate Agent. We can introduce you to reliable local Agents.

Mortgage Advice
The market is highly competitive. We are able to offer independent advice on your financial arrangements.

Co-ownership
If buying jointly you will need to know what will happen to the property if either of you dies. We can advise on the types of joint ownership, and whether it would be sensible to tie this up with a Will or Trust Deed for example (You may wish to see our information leaflet for people who are living together).

Survey Advice
A Surveyor may recommend that a purchase should only go ahead - often on older properties - if repairs are carried out. But who will pay for this work? We can help you in finding a suitably qualified surveyor, in negotiations with your seller, all the legal implications and in ensuring that these are covered in the contract.

Lettings
This can be a useful source of income for the house owner and a very convenient arrangement for someone looking for short-term accommodation, perhaps between house moves. It is, however, a legal minefield where mistakes are very costly indeed. We have the experience and the expertise to guide you through the technicalities.

Taxation Advice
Capital Gains Tax, Inheritance Tax and Income Tax - these could all have a bearing on you and your home. Expert advice is at hand to help you to organise your affairs and avoid paying unnecessary taxes.

Costs
We understand that legal costs can be a worry. Our costs are competitive and we are always happy to provide a firm quotation either in writing or by phone.

We aim to look after you professionally and with an understanding of your personal needs not only when your home is involved but at any time when you may need legal services.
